How do you make your offers?

Our offers are based off comparable sales of properties similar to yours. What we mean is properties that are similar in age, size, and configuration of bedrooms to bathrooms. In most cases we try to look at properties that have sold in the last six month and are within a half mile radius. Sometimes we have to adjust the parameters if we can not find enough properties that are similar to yours. We then figure in a renovation cost, holding cost, and a small profit margin. That is the same formula we use for every property we look at.

Why can’t you just give me an offer over the phone?

We realize there are companies that are willing to give you an offer over the phone. We have also found that many of the companies that do that will then lower their offer after they look at your property usually very close to the closing date. They are hoping that you are so excited to sell your property that you are willing to accept a price drop. Would you spend tens or hundreds of thousands of dollars on something you have never seen before? We only make offers that we know we can perform on and, in order for us to do that we have to be able to see what we are making an offer on.

What if I have tenants in the property and I don’t want them to know I am considering selling the property?

We certainly don’t want to tarnish the relationship you have with your tenants. This is also a situation that we come across quite often. In situations like this we often portray the part of an appraiser for example getting insurance quotes. This will justify us coming out to the property and making an assessment as well as getting measurements and getting pictures. If your tenants asks us questions we just tell them we are just there to get an appraisal.

What if I live out of state and can not make it to the property for the closing?

That is not a problem at all. We can close remotely utilizing emails and overnighting notarized documents.

But I have a lot of personal belongings in the property.

No problem. You may take any personal belonging out of the property after all they are yours. Anything you don’t want to take out just leave right there and we will deal with them. In some cases we can even assist you with moving your personal belongings.

We are currently purchasing homes in and near the following cities: Raleigh, Durham, Cary, Clayton, Garner, Zebulon, Wake Forest, Youngsville, Franklinton, Louisburg, Rocky Mount, Greensboro, Winston Salem, High Point.

Am I obligated to do business if I ask for an estimate?

There is never any obligation to do business with us unless we have signed contracts.
